Below is a real property inspection we conducted for a small 2 bedroom 1 bathroom property.
Opinions: my assessments are like reserve studies I do for HOAs with over 2 decades in management we know what to look for. Especially items of habitability and liability. When showing the unit the unit needs to be in our Rent Ready condition and to our satisfactory order. As many things in life are subjective; the unit being rent-ready is subject to our 20 years of experience in management.
The property is in satisfactory condition (inside) with items that must be addressed. Our photos and videos will showcase the property well.
1. Move-in cleaning – should take place before showings for the best first impression.
2. AC units on the balcony either need to be installed or removed. If they come with the property we will need to install them and inform the tenant or let the tenant know they can do with them as they wish.
3. Kitchen sink plumbing does not look to code (opinion) – we are not licensed plumbers and would suggest you hire a licensed plumber to inspect and give their opinion.
4. Keys – we received a few keys. Only one of the keys we received works to the front door. The other keys do not. See video: https://youtu.be/0FZeL_UznSs
5. Items above the bathtub area need to be removed or corrected: please see the pictures

7. HOA-related matters I believe you are aware, so I have no comments to add.
8. Window screen missing: Falls under civil code 1941.1 though not explicitly as bugs and insects can get in via open windows. (my job is to disclose all potential liability)
9. Listing and Video will be up within 48-72 hours. We will list it at $2500. Please be aware that you do not have a fridge and though amenities in the State of California this might (not will) deter some individuals at the price point of $2500.
10. AC/Furnace needs to be inspected by a licensed vendor. Could not ascertain it’s useful life though visual only it is past its useful life. (opinion)
11. The water heater visually looks new.
12. Items left under the kitchen sink (see picture)

14. Both HOA gate doors were open and didn’t seem to close properly.
